An ADU, also called an accessory dwelling unit, is a self-contained housing unit that exists on the same lot as another single-family home. It is a fully functional living space that typically consists of a bedroom, a kitchen, and a bathroom. It can either be attached to the existing single-family dwelling or be its own separate structure. Common terms for ADUs include guest homes, mother-in-law suites, or carriage houses.
What is an ADU?
Types of ADUs in Kirkland
Not all ADUs are created equal. There are a few different types of ADUs, the primary distinction being whether or not they are attached or detached from the existing housing structure. Here’s a rundown of every type of ADU Eastside Kitchen & Bath can build on your Kirkland property:
Detached ADU
A detached ADU is completely detached and separated from the primary housing unit on the property. It is a fully functional living space containing a kitchen, bathroom, and living room. This is the perfect example of a traditional guest house or mother-in-law suite space where visitors can stay for an extended period.
Attached ADU
An Attached ADU is a type of accessory dwelling unit that is physically attached to the primary housing unit. However, it has its own entrance, which allows guests or visitors to come to and from without stepping foot in the main residence.
Interior Conversion ADU
An interior conversion ADU is when an existing space of the primary residence is converted into a functional living space. Examples of this include an attic or basement being renovated into a living or bedroom area.
Garage Conversion ADU
A garage conversion ADU is when the garage of the primary residence is converted into a mini living space. This is one of the smaller styles of ADUs, as it is more similar to a bungalow or studio apartment as opposed to a fully livable living space.
Benefits of ADUs
There are countless benefits of building an ADU on your Kirkland property:
Extra Space for Guest
ADUs are great for those with large families, frequent visitors, or multi-general households, as they offer additional space for hosting. Your guest will no longer have to stay cramped in one bedroom with limited access to amenities.
Increase Your Home Value
By building an ADU, you can increase your overall property value. No matter what type you choose to invest in, you can be sure that buyers will appreciate the newly renovated additional space.
Increased Privacy
Having the ability to host guests without having them interfere with your day-to-day life is invaluable. ADUs provide you with the extra space to host guests and visitors for a lengthy stay without having them infringe upon your privacy.
Rental Income
An ADU is a smart investment if you want to host a bed and breakfast or visitors through Airbnb, VRBO, and other online sites. You can earn rental income while maintaining the privacy and security of your own home.

The company is tech savvy and are happy to correspond electronically, they even have an app for sharing project progress and pictures.
Not only were they professional when it came to COVID regulations, they also left the worksite constantly clean. Like actually clean. Basically as they were demoing, I could hear the vacuum running almost simultaneously.
They laid out special cardboard to protect the floors and also were mindful of the cabinets that were previously painted.
Finally they were really great about letting us know immediately if any changes to the plan needed to happen.
10/10 would go with them for any kitchen or bath remodel moving forward. Loved their work and them as a company.
Work they did in kitchen: lower center island to one height, moving the outlets on the island, new sink and fixture, new countertops and backsplash.
Work they did in the bathroom:
expanded the shower, removed a wall, removed a built in tub and replaced it with a modern one, new sinks and counter tops to match kitchen

Project completed 2024

Our project manager, Alex Gray, kept everything flowing smoothly... He was great at communicating the goals of the day, as well as when contractors would arrive. He was always quick to responded even on weekends and evenings... and we never felt like it was an inconvenience... He listened to our needs and ensured that our issues were addressed in a timely matter...
All their subcontractors were all professional and did great work...
Also, even after the project was completed, they are still available if anything arises...

Our project manager, Alex Gray, was amazing. He was great at communicating what was going on, kept us in the loop about when contractors were going to arrive, and always was available to answer questions about all the aspects of the project.
We were a little nervous about how things were going to turn out and whether we were going to stay on schedule, but everything happened smoothly and seamlessly.
The finished project turned out great, and we're very happy with the results. We would easily recommend Eastside and Alex to our friends if they were looking for a great group to work with and for a quality job.

We can’t say enough good things about the experience and we can’t wait to work with EKB on our kitchen remodel next 💓

It was tough living in the house while having no kitchen, but they did a good job of making sure dust didn't escape the work area and even better the kitchen was functional and ready within the schedule set out at the beginning. Our general manager, Alex, communicated with us daily by text and he made sure all their sub contractors did good work in a timely manner. Honestly the work was good to begin with, but if there was a problem or it wasn't done well, Zack and Alex were quick to get someone back to the house to make it look perfect.
Overall Eastside is not the cheapest option on the market, but in return we had a hassle free experience and are left with exactly what we wanted when it came to our kitchen.

All the contractors were polite, hard working and ended up doing a great job!
A big shout out to Neri, who was continuously involved and wore may hats doing different jobs and making sure everything was protected from dust, cleaning thoroughly and making sure garbage was timely disposed of, among many more tasks.
Excellent job from the tile crew: Shawn and Jeff for very hard work and great attention to detail. Final result was really beautiful!
We recommend this company for your projects!

I'd like to particularly call out our project coordinator Alex who, despite some typical setbacks, went above and beyond to ensure that the quality of the work met OUR bar, and that things went as smoothly, and non-disruptively as possible over the six months we had them doing work. We're already considering Eastside for additional projects that we have planned, mostly due to his professionalism, attention to detail, and customer-first approach.
We vetted a lot of places heading into the remodel of our home, and Eastside met those expectations, or exceeded them, in every aspect once they were on the job. Can't recommend them enough.

Once the design phase started, we worked with Brandon, the designer. Again, Brandon listened to us and provided excellent guidance and feedback during the design phase. We’re thrilled with the custom cabinets that he designed.
Finally, we met the MVP of our project, Alex, our project manager. Alex is an incredibly hard worker, and very courteous and conscious that he is working in someone’s home. He managed the subcontractors with almost no input from me. He respected our time and wishes. Alex has an eye for detail and kept the project moving and almost entirely on time. He also had useful feedback on functional elements within the bathrooms. The only real delay for our project was glass installation, but we had two exceptional and usable bathrooms on the date set out at the start of the work, and once the glass fixtures were installed, the bathrooms really shined.
Again, we would highly recommend Eastside Kitchen and Bath for your remodels.

It should be noted that it is best for the client to have a clear vision of what they like and want before embarking on such projects, as the design component of the service is one of guidance and suggestions.
Most of the trades-persons working on the project were subcontractors. However, they appeared to have a strong working history with EKB, and we thought they were professional, considerate, and reliable.
A frank discussion about plans to obtain permits should be had with EKB early in the project so that delays can be avoided. Each city has nuances to permitting that is neither the fault of EKB or the home owner, but it can be frustrating to learn of such idiosyncrasies mid-project and cause significant delays. I think a clear plan of what permits are needed and exactly who will request what and when would help.
In summary, we recommend EKB for remodeling.
The first was that we could absolutely depend on their schedule. If they said the shower tile was being installed on Tuesday afternoon, then the shower tile was installed on Tuesday afternoon.
The second was that both the project manager and the head construction worker were really good at noticing things that might go wrong and fixing them before there was actually a problem. Sometimes when a problem did occur, we did not find out about it until after it had been fixed. And none of these problems affected the schedule in any substantial way.
The third was that the end result is beautiful! The materials work the way they should, the fittings are precise, the finishes are lovely.
We have two friends who were having bathroom remodels done at the same time as ours. They ran into terrible delays, periods when their contractors were simply not communicating with them, and endless issues with obtaining the needed supplies on time. And in the end, the work on their bathrooms was not as well done or as attractive as our finished bathroom.
Everyone we worked with from EK&B was awesome, and the subs kept telling me how much they loved working with them, too. One sub explained that with other general contractors, they constantly had to guess what their schedule would be, but if EK&B said they would be needed in a given week, then that would be when they were needed.
The price was far from the cheapest estimate we got, but we definitely got our money's worth. If I were ever going to remodel a kitchen or bath in the Seattle area again, I would not even bother getting estimates from anyone else. The work was just so good and the process so close to painless that I can't imagine choosing some other contractor.
During the project, we encountered a few unexpected setbacks which I thought for sure were going to delay completion — however, the entire team was flexible, capable, and took everything in stride. The project stayed on track despite everything, and nothing in the final result was compromised.
I am so grateful to Zach, who managed the project, and Neri, who did most of the day-to-day work, as well as the entire rest of the team. Zach was friendly, helpful, and worked with me to address all of my concerns, even about the smallest details. Neri was absolutely incredible, and the sheer amount of work he accomplished each day was astonishing to watch.
Above all, everyone on the team was friendly, accommodating, and professional. I worked from home during the entire construction and really appreciated how respectful everyone was of both my home and my space. They cleaned up the work area at the end of each day, and made living and working in an ongoing construction area as smooth as is possible.
I will 100% work with Eastside again in all future projects on my home, and in fact am already planning my next one. A++, 10/10, cannot recommend highly enough.
Drew and his team have their clients best interests 100% of the time. They are honest, extremely detailed, dependable and dedicated to their craft. I personally learn a lot from the way they do business and am trying to grow to be more like them.
Hiring a contractor can be hard, hiring Eastside Kitchen and Bath is your best bet 100% of the time.
The entire process from the bid process to the pre-construction to actual construction and completion was communicated thoroughly along each step. Our expectations were met beyond expectations on every level. Thank you Drew, Zach, Kayleigh, Kody, Brindon, Vanock, Neri and the entire Eastside team.
Drew and Zach Have always treated me with integrity, honesty and respect. They make projects feel seem-less and easy!

Drew, Zach, Alex and all the rest, formed an awesome team. They answered the phone when I called with questions, and they showed up when they said they would show up. They were ALWAYS professional, friendly and knowledgeable. They don’t fit the stereotype of the unreliable contractor; in fact, they are just the opposite. No sketchy characters in my home and that was a great relief, just knowledgeable, kind professionals.
Most importantly, their work is exceptional and extremely detailed. They take pride in their work as if it was going to be their own home. My kitchen and bath remodel exceeded my dreams of what things would look like. I am not a home decorator and I found Drew invaluable in helping me pick the correct colors. He listened to what I wanted and then suggested what he thought could work and it did!
The tile work is so beautiful and the detail in making sure things are done correctly was so cool to see. They were so focused on ensuring that I was a happy customer and I am. The entire team of electricians, plumbers, painters and handymen were all professional and did exceptional work.
I am truly mind blown how smooth this process went and the results are stunning. You will be very pleased with Eastside Kitchen and Bath. No need to hesitate, you too will be a happy customer.
